Buyer’s Guide: Finding Your Dream Home Thru Real Estate Virtual Tour

SmartView Media - Buyers Guide Finding Your Dream Home Thru Real Estate Virtual Tour

In the past, finding your dream home relies heavily on in-person experience. However, given the unprecedented circumstance that swept the whole world freezing person-to-person contact, home tours seem impossible. The pandemic may immobilize human interaction but technology, once again, proved to us that finding your real home is possible through 3D virtual tours.

In the study made by the National Association of Realtors earlier this year, real estate agents reported that 64% of home sellers decided to stop holding open houses while 38% opted for virtual tours, 28% relied on virtual showing, and 20% counted on virtual open houses. Mandatory lockdowns and social distancing may be the new normal for a while, hence, real estate experts believe that virtual tours showings and open houses will be the new reality for people searching for their dream home.

The first step should always be finding a good realtor. What remains pivotal to kickstart your journey, whether it is an in-person open house or real estate virtual tour, is making sure that your realtor fully understands your basic criteria:

  • Your budget
  • The design of the house you want
  • The location of the property
  • The neighbourhood

Engaging with 3D Tour: What makes a good tour?

Seamless Navigation—A good tour will make sure that you as a buyer can easily find your way around the whole house with the ability to quickly navigate to specific rooms and zoom in on its features.

Panoramic and 360° View—Aside from the ability to inspect the nooks and crannies of the house, the tour should give you a full panoramic view to be fully immersed in the house as if you are there in person.

Floor Plan and Measurements—While virtual tours can provide you with a 360° view of the house, what is often overlooked is the actual size of space relative to another. A floor plan shows the view from above giving a clear perspective of how large or small a room or space is relative to another. The measurement feature, on the other hand, provides the actual size of the room, alley, or any physical feature.

Faster Load Time—A tour that doesn’t promptly load is simply infuriating. 3D virtual tours are supposed to be a pleasant and convenient experience.

What Virtual Tours Can’t Capture

Traditionally, an open house allows you to walk through the house and directly ask the realtor your concerns while making sure the property satisfies your checklist. While on-site, you can check the ambience of the whole neighbourhood or even meet some for your future neighbours, inspect the structural condition of the house first-hand, and foresee if you can really enjoy and find comfort in living in the property.

Real estate virtual tours can save you money, time and reduce your risk of contracting the virus, but the reality remains that virtual tours can only offer the visual aspect of the property while leaving you unaware of the other pertinent information crucial to finding the perfect home.

Questions To Ask Your Realtor

While you may find virtual tours tricky in some aspects of house hunting, your realtor should make sure to free you of those worries. You can even ask them to go on-site and get you more photographs of the property, if necessary. A house can only certify as a good investment if you are confident that it won’t ensure you with major problems that will eventually require costly repairs.

So, don’t be afraid to prepare a list to ask your realtor—remember, you should try to get as much information about the property that you can’t see in person. After all, you are in pursuit of finding YOUR dream home.

  1. How is the quality of the materials used and the condition of the following:

 Structural Soundness

  • Roof
  • Gutter
  • Siding
  • Ceiling
  • Foundation
  • Floor
  • Walls
  • Windows
  • Driveway
  1. Are there any cracks? Are any repairs necessary?
  2. Does the house have noticeable odours and stains?
  3. Do the windows and doors operate properly?
  4. Are the taps and showers working?
  5. Are the drains and gutters functioning?
  6. Is the area prone to flooding?
  7. What’s the neighbourhood like?

Real estate 3D virtual tours may be a novelty for some people. But if you are someone who just doesn’t have the time and availability to be on-site or if you think the pandemic halted your plan to finally purchase a house, a virtual tour is something to marvel at. So start looking for that dream house in the comfort of your home—or wherever you are.

Matterport is an American based SaaS company that provides a platform for creating 3D Virtual Tours. Professional tour creators use the platform to deliver high-quality products to clients.

Matterport is an all-in-one solution that has unparalleled quality and is easy for your customers to use. With secure model management & cloud servers, it’s always available when you or your customers need it.

3D Virtual Tours are included on your website through the use of an iFrame. An iFrame is a bit of code that allows the tour experience to be embedded in your website, eliminating the need for users to click a link and be redirected to another website page. Matterport provides these codes with limited functionality, SmartView Media provides custom iFrame codes to our clients that allow a great level of control and customisation for how the tours are displayed on your website. These options can easily be turned on and off by customers in our SmartHub platform.

Our tours using an Embed code to connect seamlessly with your website, regardless of how your website is built it will be able to display one of our 3D Tours.

Scanning will take at least 1-2 hours depending on the model or the space being scanned. Some spaces with difficult geometry & scan points require for more time to process. Normally our team can have a completed 3D Tour back to you in 48 hours.

A typical 360 Tour is a combination of 360 panoramic images, these images are then added to 3rd party software and use a button in each image to link to the next image in the sequence. This allows the user to move from one image to the next.

A Matterport 3D Virtual Tour is a combination of 360 panoramic images and infrared scan data. The images and IR data are combined using photogrammetry & AI to make a digital 3D model. This 3D model is accurate to within 1% and allows the user to view a Floor Plan, Dollhouse & take measurements all while moving freely around the location.

This really depends on several factors, from the size and complexity of the location that is being captured down to the level of desired detail. The more 3D Scan points a Matterport Tour has, the better the final result will be for the end user experience, as the scan points are the locations that a user can view the space from. A typical home can range from 90mins to 180mins depending on it’s size, room & furniture layout. An office location of 1000 sqm can take around 120mins to 180mins for the same reasons mentioned previously.

A Matterport 3D Virtual Tour is created by capturing a combination of infrared data & 360 panoramic images. This combination is called a 3D Scan. A Matterport 3D Virtual Tour is the combination of these 3D Scans, which are captured at regular intervals throughout a location, this information is then combined to create an interactive 3D Mesh which allows the user to move from point to point to view the model.

No, it currently isn’t possible to download a Matterport 3D Tour. The tours can be embedded on your website, but as the tours are stored in the cloud they will always require an internet connection in order to access them. It is not possible to download them and put them on a hard drive or USB memory stick.

In order to capture the most detailed 3D Virtual Tour experience possible for your location, it is best that as few people as possible are around. This prevents any unwanted captures of people moving through rooms.

Matterport Pro 2 cameras use infrared to assist with 3D mapping the surrounding environment, as a result the platform is best suited to capturing indoor areas. However, we can utilise 360 images combined with the Cortex feature to capture external areas in the right circumstances.
